Default having been made in the payment of the debt secured by that certain mortgage executed by Christopher Tittle and Candice Tittle, Mortgagor(s), to Mortgage Electronic Registration Systems, Inc., (“MERS”) as mortgagee, as nominee for Ditech Financial LLC, Mortgagee, on January 20, 2016, said mortgage being recorded on February 1, 2016 in the Probate Office of Winston County, Alabama in Book 604, Page 656, and later assigned to U.S. Bank Trust National Association, as Trustee of the Bungalow Series IV Trust, by reason of such default, having declared all the indebtedness secured by said mortgage due and payable, and such default continuing, notice is hereby given that, acting under the power of sale contained in said mortgage, U.S. Bank Trust National Association, as Trustee of the Bungalow Series IV Trust will sell at public outcry, for cash, to the highest bidder, in front of the Courthouse door in the City of Double Springs, Winston County, Alabama during the legal hours of sale on December 12, 2025 the following described real estate situated in Winston County, Alabama, to wit:
Real property in the City of Haleyville, County of Winston, State of Alabama, described as follows:
Commence at the Southwest Corner of the Southwest Quarter of the Southwest Quarter of Section 7, Township 11 South, Range 9 West, thence N 0° 30’ 00” E 1295.34 feet along the West line of said Section to a point, thence S 89° 30’ 00” E 352.13 feet to an iron 1/2” capped rebar set on the East R.O.W. of a County Road No. 17 and the point of beginning. Thence N 5° 35’ 24” W 295.00 feet along said R.O.W. to an iron 1/2” capped rebar set in the center of a branch, thence along the center of said branch the following bearings and distances, N 70° 03’ 32” E 27.68 feet, thence N 50° 04’ 25” E 65.14 feet thence N 53° 41’ 34” E 66.71 feet; thence N 69° 13’ 38” E. 32.21 feet; thence N 68° 32’ 25” E 38.86 feet, thence N 71° 51’ 02” E 34.82 feet to an iron 1/2” capped rebar set, thence leaving said branch S 5° 35’ 24” E 399.31 feet to an iron 1/2” capped rebar set, thence S 84° 24’ 36” W 240.41 feet back to the point of beginning, containing 2 acres more or less. Said land lying in the SW 1/4 of Sec. 7, T-11-S, R-9-W, Winston County, Alabama.
Being all of that certain property conveyed to Christopher and Candice Tittle for and during their joint lives as joint tenants and upon the death of either of them, then to the survivor of them from Alabama Home Construction, Inc., by deed dated April 06, 2004 and recorded April 12, 2004 in Book 252, Page 531 of official records.

THIS PROPERTY WILL BE SOLD ON AN “AS IS, WHERE IS” BASIS, WITHOUT WARRANTY OR RECOURSE, EXPRESSED OR IMPLIED AS TO TITLE, USE AND/OR ENJOYMENT AND WILL BE SOLD SUBJECT TO THE RIGHT OF REDEMPTION OF ALL PARTIES ENTITLED THERETO.
Said sale will be made subject to any outstanding ad valorem taxes (including taxes which are a lien, whether or not now due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances,
zoning ordinances, restrictions, covenants, and matters of record superior to the mortgage first set out above and restrictions of record in the Probate Office aforesaid, matters of survey, and to any Federal or State Tax liens, if any, and/or special assessments, if any, which might adversely affect the title to the premises.
Said sale will be made for the purpose of paying the indebtedness secured by the above described mortgage to U.S. Bank Trust National Association, as Trustee of the Bungalow Series IV Trust, Mortgagee, and the proceeds thereof will be applied as provided for in the terms of said mortgage.
Alabama law gives some persons who have an interest in property the right to redeem the property under certain circumstances.

The successful bidder must tender a non-refundable deposit of Five Thousand Dollars ($5,000.00) in certified funds made payable to McMichael Taylor Gray LLC at the time and place of the sale. The balance of the purchase price must be paid in certified funds by noon the next business day to McMichael Taylor Gray LLC at 3550 Engineering Drive, Suite 260, Peachtree Corners, GA 30092.
McMichael Taylor Gray, LLC reserves the right to award the bid to the next highest bidder should the highest bidder fail to timely tender the total amount due. The Mortgagee/Transferee reserves the right to bid for and purchase the real estate and to credit its purchase price against the expenses of sale and the indebtedness secured by the real estate. This sale is subject to postponement or cancellation.
