FORECLOSURE SALE
Default having being made in the payment of the indebtedness secured by that certain mortgage dated April 30, 2020 executed by Michael Mason and wife Sharon Mason, in favor of Amos Financial LLC, said Mortgage being recorded May 5, 2020, in Book 648, Page 996; re-recorded in Book 674, Page 99, in the Office of the Judge of Probate of Winston County, Alabama. Said default continues and notice is hereby given that the undersigned, Amos Financial LLC, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash at the main entrance to the County Courthouse, Winston County, Alabama on 06/28/2024, during the legal hours of sale, the following described real estate situated in Winston County, Alabama, to-wit:
PARCEL 1
A parcel of land being that part of the Northeast 1/4 of the Southwest 1/4 of Section 11, Township 10 South, Range 8 West.
PARCEL 2
A parcel of land being the Southeast 1/4 of the Southwest 1/4 of Section 11, Township 10 South, Range 8 west. LESS & EXCEPT the right-of-way of County Road 2.
ALSO LESS & EXCEPT the parcel transferred to Greenwood Revocable Trust by Deed recorded in Book 274, page 577 being more particularly described as, to-wit: A parcel of land being in the Southeast 1/4 of the Southwest 1/4 of Section 11, Township 10 South, Range 8 West, Winston County, Alabama being more particularly described as follows: Commence at the Southwest corner of said Section 11; thence South 89 degrees 33 minutes 09 seconds East along the South boundary of said Section 11 a distance of 1319.15 feet to a point being the Southwest corner of said Southeast 1/4 of the Southwest 1/4 of Section 11; thence leaving said south boundary North 01 degree 24 minutes 10 seconds East along the West boundary of said Southeast 1/4 of the Southwest 1/4 of Section 11 a distance of 425.88 feet to a 1/2 inch rebar capped "APEX CA 0712 LS" and the point of beginning, thence continue North 01 degree 24 minutes 10 seconds East along the west boundary of said Southeast 1/4 of the Southwest 1/4 of Section 11 a distance of 708.62 feet to a 1/2 inch rebar capped "APEX CA 0712 LS" on the West right-of-way of County Road 2; thence leaving said West boundary South 26 degrees 26 minutes 13 seconds East along said right-of-way a distance of 794.42 feet to a 1/2 inch rebar capped APEX CA 0712 LS"; thence leaving said right-of-way North 89 degrees 33 minutes 09 seconds West a distance of 368.86 feet to the point of beginning. COMMENCE at the southeast corner of the SW 1/4 - SE 1/4 of Section 11, said point being a 5/8" capped rebar, and run N 01 degrees 27’20” E, along the east boundary of said SW-SE, a distance of 31.75' to Point of Beginning and a point on the centerline of said 50' wide driveway easement; thence S 53 degrees 24'32"W, along said centerline, a distance of 519.39', to a point of curve, thence with a curve turning to the right, with an arc length of 104.95', a radius of 400.00'. a chord bearing of S 60 degrees 55'31”W, and a chord length of 104.65', thence with a reverse curve turning to the left, with an arc length of 169.19', a radius of 182.14', a chord bearing of S 41 degrees 49'50”W, and a chord length of 163.17', to a point of tangent; thence S15 degrees 13' 09"W, along said centerline, a distance of 39.99' more or less to the point of intersection with said centerline and the northeasterly right-of-way of Winston County Road #163: shortening and extending the sidelines as to terminate at the said right-of-way line of Winston County Road #163.
