NOTICE OF FORECLOSURE
Default having been made in the payment of indebtedness secured by that certain mortgage dated the 30th day of October, 2012, executed by Darren Cleghorn, an unmarried person, and Barbara J. Harris, an unmarried person, to Traditions Bank, which mortgage is recorded at Book 572, Page 94, in the Probate Records of Winston County, Alabama, and was subsequently modified as recorded on the 13th day of July, 2020, at Book 651, Page 951, in the Probate Records of Winston County, Alabama.
The undersigned has elected to declare the entire indebtedness secured by said mortgage to be due and payable as provided in said mortgage and notice is hereby given that pursuant to law and the power of sale contained in said mortgage, the undersigned will sell at public outcry, to the highest bidder for cash, in front of the Main Door of the Winston County Courthouse, City of Double Springs, Alabama, within the legal hours of sale, on the 25th day of March, 2025, the following described real estate situated in Winston County, Alabama, to-wit:
PARCEL I – per survey description of Alan Wayne Williams, PLS, AL Reg No. 15461 dated March 11, 2008.
A parcel of land lying in the SE ¼ of the NE ¼ of Section 20, Township 11 South, Range 6 West, Winston County, Alabama, being more particularly described as follows:

Subject to an easement to Stephen Paul Cleghorn and Rebecca Davidson Cleghorn across said SW ¼ of the NW ¼ of Section 21 and any other easements of record.
Said property lying in and being a part of the SW ¼ of the NW ¼ of Section 21, Township 11 South, Range 6 West Winston County, Alabama, not including the above exceptions, contains 24.5 acres, more or less. For source of title see Volume 127 page 620 in the Office of the Judge of Probate of Winston County, Alabama. Said parcel subject to a prescriptive easement to Flat Rock Road and any other easements on record.
This property will be sold on an “as is, where is” basis, subject to any easements, encumbrances,
and exceptions reflected in the mortgage and those contained in the records of the office of the Judge of Probate of the county where the above-described property is situated. This property will be sold without warranty or recourse, expressed or implied as to title, use and/or enjoyment and will be sold subject to the right of redemption of all parties entitled thereto.
Said sale is made for the purpose of paying the same indebtedness and the expenses incident to this sale, including a reasonable attorney’s fee.
