Default having been made in the payment of the indebtedness secured by that certain mortgage given by Greg Howse and Wife, Wanda Howse to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for loanDepot.com, LLC, dated October 27, 2016, and recorded in Book 612 at Page 798 on November 14, 2016, in the Office of the Judge of Probate of Winston County, Alabama, as last transferred to Fifth Third Bank N.A. by assignment, recorded on December 10, 2024, in Book 2024, at Page 8895 in the Office of the Judge of Probate of Winston County, Alabama, conveying the after-described property to secure a Note in the original principal amount of One Hundred Sixty-Five Thousand Six Hundred and 0/100 dollars ($165,600.00), with interest thereon as set forth therein. The debt secured by said Mortgage has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Mortgage. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Mortgage and by law, including attorney’s fees.
This property will be sold on an “as is, where is” basis, subject to any easements, encumbrances, and exceptions reflected in the mortgage and those contained in the records of the Office of the Judge of Probate of the County where the above-described
property is situated. This property will be sold without warranty or recourse, expressed or implied as to title, use and/or enjoyment and will be sold subject to the right of redemption of all parties entitled thereto.
Alabama law gives some persons who have an interest in property the right to redeem the property under certain circumstances.

To the best knowledge and belief of the undersigned, the party in possession of the property is Greg Howse and Wanda Howse or tenant(s); and said property is more commonly known as 2345 Sardis Airport Rd, Addison, AL 35540.
The sale will be conducted subject to (1) confirmation that the sale is not prohibited under the U.S. Bankruptcy Code (2) final confirmation and audit of the status of the loan with the holder of the mortgage and (3) any right of redemption or other lien not extinguished by foreclosure.
