FORECLOSURE SALE
Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Jerry Engelthaler, a single man, to Argent Mortgage Company, LLC, on June 23, 2005, said mortgage being recorded in the Office of the Judge of Probate of Winston County, Alabama, on June 27, 2005 at MORT Book 474, at Page 370. U.S. Bank National Association, as Trustee for the C-BASS Mortgage Loan Asset-Backed Certificates, Series 2006-MH1, the current holder, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Winston County Courthouse, in Double Springs, Alabama, on August 2, 2022, during the legal hours of sale, the following described real estate, situated in Winston County, Alabama, to-wit:
Commence at an iron pin found and purported to be the Southwest corner of Section 6, Township 9 South, Range 10 West, Winston County, Alabama. Thence South 89 degrees 20 minutes 09 seconds East 689.58 feet to a point, Thence North 12 degrees 23 minutes 59 seconds East 511.45 feet to an iron pin found on the East right of way of County Road 71 and the point of beginning for the property herein described, Thence along said right of way North 12 degrees 23 minutes 09 seconds East 126.46 feet to an iron pin set, Thence leaving said County Road 71 South 89 degrees 20 minutes 09 seconds East 351.79 feet to an iron pin set, Thence South 12 degrees 23 minutes 09 seconds West 126.46 feet to an iron pin set, Thence North 89 degrees 20 minutes 09 seconds West 351.79 feet to the point of beginning and containing 1.0 acres, more or less.
Also and subject to a 20 foot ingress egress easement 10 feet each side of a center line described as follows: Commence at an iron pin found and purported to be the Southwest corner of Section 6, Township 9 South, Range 10 West, Winston County, Alabama, Thence South 89 degrees 20 minutes 09 seconds East 689.58 feet to a point, Thence North 12 degrees 23 minutes 59 seconds East 511.45 feet to an iron pin found on the East right of way of County Road 71, Thence along said right of way North 12 degrees 23 minutes 09 seconds East 126.46 feet to an iron pin set the point of beginning for the center line of the easement herein described, Thence leaving said County Road 71 South 89 degrees 20 minutes 09 seconds East 376.79 feet to a point at the end of the center line of said easement.
