FORECLOSURE SALE
Default having being made in the payment of the indebtedness secured by that certain mortgage dated January 29, 2018 executed by JB Walker and wife, Lavonia Walker, in favor of Mortgage Electronic Registration Systems, Inc. solely as a nominee for New Penn Financial LLC, said Mortgage being recorded February 8, 2018, in Book 625, Page 129, in the Office of the Judge of Probate of Winston County, Alabama; having later been assigned to NewRez LLC d/b/a Shellpoint Mortgage Servicing by instrument recorded in Mortgage Book 650, Page 19, in the Office of the Judge of Probate of Winston County, Alabama. Said default continues and notice is hereby given that the undersigned, NewRez LLC d/b/a Shellpoint Mortgage Servicing, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash at the main entrance to the County Courthouse, Winston County, Alabama on 09/24/2020, during the legal hours of sale, the following described real estate situated in Winston County, Alabama, to-wit:
The land referred to herein below is situated in the County of Winston, State of Alabama, and is described as follows: The SW 1/4 of the NW1/4 of Section 28, Township 9, Range 7. Less and except: A parcel of land described as follows: Begin at the NW corner of the SW 1/4 of the NW 1/4 of Section 28, Township 9, Range 7 West; thence South along the forty line to the north side of the Hickory Grove Road; thence East along the North side of said road to an iron stake; thence North to the North line of the SW 1/4 of the NW 1/4; thence West along said forty line to the corner of said forty and point of beginning; being a part of the SW 1/4 of the NW 1/4 of Section 28, Township 9, Range 7 West and containing 24 acres, more or less. This conveyance containing 38 acres, more or less. Being the same premises conveyed unto J. B. Walker And Wife, Lavonia Walker, for and during their joint lives and upon the death of either of them, then to the survivor of them, by virtue of deed from J. B. Walker And Wife, Lavonia Walker, dated April 6, 1979, recorded April 6, 1979 in Book 156, Page 333, Winston County, AL. P.I.D#: 67-02-08-28-0-000-007.000.
