MORTGAGE FORECLOSURE SALE
Default having been made in the payment of the indebtedness secured by that certain mortgage executed on January 5, 2017 by Kevin Holcomb, an unmarried man and Brittany Calvert, an unmarried woman, originally in favor of Mortgage Electronic Registration Systems, Inc., as nominee for Prime Mortgage Lending, Inc., and recorded in Mortgage Book 614 at Page 266 on January 6, 2017, in the Office of the Judge of Probate of Winston County, Alabama, and secured indebtedness having been transferred to Truist Bank, successor by merger to SunTrust Bank. LOGS Legal Group LLP, as counsel for Mortgagee or Transferee and under and by virtue of power of sale contained in the said mortgage will, on October 22, 2025, sell at public outcry to the highest bidder at the main entrance of the Winston County, Alabama, Courthouse in the City of Double Springs, during the legal hours of sale, the following real estate situated in Winston County, Alabama, to wit:
A parcel of land lying in a part of the NE 1/4 of the SW 1/4 of Section 7, Township 10 South, Range 8 West of Winston County, Alabama, being more particularly described as follows:
Commence at a concrete monument marking the SW corner of said NE 1/4 of the SW 1/4 and run South 89 degrees 23 minutes 22 seconds East a distance of 228.65 feet to a capped rebar identified by CA 703 LS (SM Calvert), said point being the POINT OF BEGINNING; thence run North 28 degrees 31 minutes 37 seconds West a distance of 140.00 feet to a capped rebar identified by CA 703 LS (SM Calvert); thence run South 89 degrees 23 minutes 22 seconds East a distance of 234.00 feet to a CA 703 LS ISM Calvert); thence run South 28 degrees 31 minutes 37 seconds East a distance of 140.00 feet to a point to a 3” pipe tilled with concrete; thence run North 89 degrees 23 minutes 22 seconds West a distance of 234.00 feet to the point of beginning. Said parcel contains 28,614.3 square feet or 0.66 acres, more or less.
Also: An easement for the purpose of ingress & egress lying in a part of the NE 1/4 of the SW 1/4 of Section 7, Township 10 South, Range 8 West of Winston County, Alabama, being more particularly described as follows: Commence at a concrete monument marking the SW corner of said NE ‘A of the SW 1/4 and run South 89 degrees 23 minutes 22 seconds East a distance of 462.65 feet to a 3” pipe filled with concrete, said point being the POINT OF BEGINNING; thence run North 28 degrees 31 minutes 37 seconds West a distance of 50.76 feet to a point; thence run North 61 degrees 28 minutes 23 seconds East a distance of 17.35 feet to a point; thence run South 37 degrees 23 minutes 56 seconds East a distance of 50.45 feet to a point; thence run South 59 degrees 22 minutes 59 seconds West a distance of 25.15 feet to the point of beginning.
